Tenant improvement cleaning is the final clean performed after a commercial suite has been built out or remodeled for an incoming tenant. It is usually a smaller scope than ground-up construction, but it happens in a more constrained environment: inside an operating building, with other tenants working on the same floor or immediately above and below.
The clean is what converts a finished construction site into a space the tenant can accept. Lease commencement dates are contractual, so TI cleaning frequently sits on the critical path even though the square footage is modest.

Occupied buildings impose rules that shape the whole job: freight-elevator reservations, approved work hours, loading-dock windows, noise restrictions, and building-engineer coordination. These constraints often determine crew size and timing more than the scope does.
We confirm building rules with the property manager or superintendent before mobilizing, since a crew that arrives without an elevator reservation cannot work.
Priorities are glass and storefront within the suite, floor finishes, restrooms if included in the demise, millwork and casework, and the corridor and entry transition where the suite meets the base building.
Protecting neighboring occupied space matters as much as the clean itself — dust and traffic in shared corridors are visible to other tenants and reflect on the property manager.
Base-building work outside the demised premises, construction debris hauling, trade repairs, and remediation fall outside our scope unless separately agreed.
