The complexity is not the cleaning technique but the turnover schedule. Each component typically hands over on a different date to a different party — retail shells to individual tenants, residential floors to a property manager, common areas to the owner — and the clean has to be organized around those separate milestones.

Phasing and Coordination

We plan mixed-use work as a set of linked but separate scopes rather than one site-wide clean. Retail shells are typically delivered in a broom-clean-plus condition ready for tenant fit-out; residential floors are cleaned unit by unit as they complete; and common areas are timed to the leasing or opening date.

Vertical coordination matters. Cleaning a completed lower floor while finishing trades work above will usually require a return visit, so sequencing is agreed with the superintendent against the actual completion order.

Spaces and Quality-Control Priorities

Lobbies, amenity decks, and leasing areas carry the highest finish expectations because they drive leasing impressions. Residential corridors and units emphasize consistency across a high unit count.

Retail shells focus on slab, storefront glazing, and demising surfaces so incoming tenants start from a clean base. Parking structures focus on stair cores, elevator lobbies, and pedestrian routes.

What Is Not Included

Individual tenant fit-out cleaning is normally contracted separately by each tenant's contractor. We do not haul construction debris, perform trade repairs, or carry out remediation.
