It stays airborne for hours, settles into every horizontal and recessed surface, and continues to fall after an initial cleaning — which is why a single quick pass rarely produces a clean commercial interior.

Why Construction Dust Behaves Differently

Drywall sanding, concrete cutting, and wood machining produce very fine particulate that remains suspended long after the work stops. Ordinary sweeping re-suspends it rather than removing it, which is why HEPA vacuuming is standard in post-construction work.

Some construction dust is also mildly abrasive. Dry-wiping a gritty surface can mar soft finishes, so method matters as much as effort on high-end interiors.

Where It Accumulates

Dust settles on every horizontal surface, but the problem areas are the ones people forget: the tops of door frames and partitions, light fixtures and diffusers, window tracks and sills, the tops of casework, exposed structure, and behind and beneath installed equipment.

Window tracks are the most consistently missed item on final cleans, and one of the most visible when a client opens a window at walkthrough.

The Settling Problem

Because fine dust stays airborne, cleaning a space top-down matters. Cleaning floors before high surfaces means the floor will need doing again once elevated dust falls.

It also explains why cleaning during active trade work is inefficient — new dust is being generated faster than it can be removed.

Effects on Specific Finishes

Glass and mirror show film clearly and often need multiple passes. Polished and dark floor finishes reveal residue under finished lighting that was invisible under work lights. Textured surfaces and carpet trap fine dust and require thorough extraction rather than surface cleaning.

Stainless steel, dark millwork, and matte finishes are unforgiving of both dust and careless cleaning technique.

Practical Implications

Schedule cleaning after dust-producing trades. Expect a top-down sequence. Allow for a touch-up pass where punch work continues. And judge the result under finished lighting, since work lighting hides exactly the film and residue a client will notice.
