Before the Crew Arrives

Confirm the cleaning scope in writing, naming areas, finish types, and whether elevated work, exterior glass, and specialty surfaces are included. Confirm that finishing trades are actually complete — the most common cause of a repeat visit is scheduling the clean while another trade is still producing dust.

Confirm site conditions the crew depends on: power and lighting, water access, working restrooms, elevator or lift availability for elevated work, and clear paths through the space. Confirm access logistics — gate codes, badging, parking, loading, and approved work hours.

Finally, confirm who has authority to approve the work and what documentation you need for the closeout package.

Area-by-Area Verification

Work through the building systematically rather than by impression. Ceilings and high surfaces: light fixtures, diffusers, sprinkler heads, exposed structure, and the tops of partitions. Walls and vertical surfaces: switch plates, door frames, glass and mirrors, and wall finishes.

Casework and fixtures: inside and on top of cabinets, countertops, hardware, plumbing fixtures, and appliances. Floors: appropriate treatment for each finish, with attention to corners, edges, and transitions where dust collects. Windows: glass, frames, sills, and tracks — tracks are the single most commonly missed item on a final clean.

Restrooms and break areas receive the closest scrutiny at walkthrough and are worth verifying first, not last.

Common Scope Gaps to Settle Early

Exterior glass, elevated or lift-required work, light fixture interiors, mechanical and electrical rooms, roof access areas, parking structures, and construction-debris removal are the items most often assumed by one party and excluded by the other.

Closing Out

Walk the space with the cleaning lead against the written scope rather than against a general impression. Identify punch items in one pass instead of piecemeal, agree a correction time, and confirm what documentation you need for the project file.

If the space will sit before inspection or tenant move-in, agree who controls access in the interim — a cleaned space that trades continue to use will not present the same way a week later.
