Janitorial service assumes a fundamentally clean building and maintains it on a cycle. Final cleaning starts from a building that has never been cleaned: fine dust throughout, film on glass, adhesive and labels on new fixtures, and residue in every track and recess.
That difference in baseline drives everything else. The tasks, tools, sequence, and time per square foot are not comparable.
Post-construction work relies on HEPA vacuuming, multiple passes as suspended dust settles, top-down sequencing, and detailing of areas janitorial scopes never touch — window tracks, fixture interiors, door frame tops, and casework interiors.
Janitorial work emphasizes efficient repetition of a defined task list: trash, restrooms, vacuuming, and spot cleaning on a schedule.
Final cleaning is bought by the construction side — general contractors, developers, superintendents, project managers — and priced per project against a defined scope. Janitorial service is bought by building owners, facilities directors, and property managers and priced as a recurring monthly contract.
The acceptance test differs too: final cleaning is judged at a walkthrough against a construction milestone; janitorial is judged on consistency over time.
Projects sometimes assume the incoming janitorial contractor will handle construction cleanup. That rarely works well — janitorial crews are neither equipped nor scoped for construction dust, and the result is usually an unhappy vendor and a space that does not present properly at turnover.
The reverse is also true: a post-construction contractor is not a substitute for an ongoing janitorial program once the building is occupied.
